This is in the minority rather than majority of investments, but for peace of mind Melia Investements have introduced a strict system of checks to ensure that their clients are well protected from this happening to them. Our due diligence procedure concerns the developer and their planned build. We meet face to face with every developer whose properties we decide to market and check on the documentation regarding the planning stage of the development and title to the construction site. We also check up on other projects they have undertaken in the past.

We request that any contracts from the developer are translated into English for the clients own perusal and that they allow for the purchase option to be reassigned prior to completion to allow investors who are buying to "flip" the ability to sell on before having to complete.

This is very important as we have clients who have come to us for help as they have purchased off plan and found a buyer to sell on to before completion, but the developer has tried to charge them up to 10% of the sale price as administration fees for re-issuing the contract in the new buyer's name.
